5 neighborhoods in Lagos where house rent is affordable

As housing inflation continues to impact residents across the state, rising house rents are putting further pressure on residents, with budget-conscious tenants increasingly turning towards outer mainland corridors and peripheral areas in search of more affordable accommodation.

​According to market insights, several residential hubs across Lagos still offer accessible entry points for low to middle income earners seeking budget friendly rentals without completely sacrificing connectivity.

​1. Ikorodu

Situated along the northeastern corridor of the state, Ikorodu remains one of the most reliable destinations for low cost housing. The expansion of the BRT bus network and the increasing use of ferry terminals connecting to Lagos Island have significantly improved transit options for residents.

2. Agege

For tenants who prioritize central mainland positioning and immediate access to transport corridors, Agege offers strong value. Its proximity to the Ikeja industrial zone makes it an attractive hub for workers who want to stay close to the commercial center without paying premium prices.

3. Abule Egba / Meiran Axis

Located along the Lagos Abeokuta Expressway, the Abule Egba and Meiran corridor features a high concentration of modern residential developments, mini flats, and family apartments. The ongoing road upgrades along the axis have enhanced its appeal for commuters working in Ikeja and Ogba.

​4. Ikotun / Igando

As part of the densely populated Alimosho Local Government Area, the Ikotun Igando axis provides a vast supply of affordable entry level housing. The area is heavily favored by students, small business owners, and young families due to its vibrant local markets and lower cost of living.

​5. Epe

Located along the eastern periphery beyond Lekki Epe Expressway, Epe offers some of the lowest rental prices in the state. While it presents a significant commute to central Lagos, its rapid industrial development around the Ibeju Lekki free trade zone makes it an increasingly strategic choice for individuals working along that corridor.
